How the three documents fit together
The Declaration of Restrictions is recorded against the land and is the deepest layer. The Bylaws set out how the Association governs itself. The Rules and Regulations cover everyday life, and where a Restriction and a rule conflict, the rule applies. Every lot owner is bound by all three.

The documents that bind every lot
- Declaration of Restrictions Searchable The covenants recorded against the lots in Chadwick Place — property use, construction requirements, fencing, pools, vehicle storage, and the Association's powers, assessments and liens.
- Bylaws How the Association governs itself: meetings and quorums, election and removal of Trustees, the Board's powers and duties, budgets, insurance and indemnification.
- Rules and Regulations The seventeen day-to-day rules adopted by the Board and approved by the owners — pets, parking, trash, play equipment, pools, yard upkeep, rentals and fines.
- Fence & Pool Approval Flow Chart The Board's one-page decision chart showing when a fence or pool needs Board approval, and when neighboring lot owners must approve it too.

Meeting minutes
Minutes of Board meetings record individual addresses and, at times, matters concerning particular households. They are kept off the public site for that reason and are available to Chadwick Place homeowners on request.
Request minutesFinancial statements
Budgets, balance sheets and income statements are prepared for the Board and reviewed at meetings. They are not published on the public site; homeowners can request a copy from the Board.
Request financialsThe Board may ask you to confirm that you own a home in Chadwick Place before sending records that are for homeowners rather than the general public.
